Your finances matter, of course, but so do your plans, lifestyle, need for flexibility, comfort with responsibility, and how long you expect to stay in one place.
For some people, home-ownership is the right next step. For others, renting provides exactly the freedom and flexibility they need right now.
When Renting May Make Sense
Renting can be a good choice if flexibility is important to you or if you are not yet ready for the financial responsibilities that come with owning a home.
You may prefer renting if you expect your work or personal circumstances to change, are still saving for a down payment, or simply do not want to take on property maintenance and repairs.
Renting can also give you time to learn more about the neighbourhood or community where you eventually hope to buy.
When Buying May Make Sense
Buying a home may become attractive when you are financially prepared, expect to remain in the area for some time, and want greater control over the place where you live.
Home-ownership can allow you to build equity over time and gives you the freedom to make the property your own.
But the true cost of owning a home includes more than the mortgage. Property taxes, insurance, maintenance, repairs, utilities and closing costs all need to be part of the calculation.
Ask Yourself a Few Questions
Before deciding, consider:
- How long do I expect to stay in this area?
- Do I have enough saved for a down payment and closing costs without leaving myself financially stretched?
- How comfortable am I with ongoing maintenance and unexpected repairs?
- How important is flexibility to me right now?
- What would owning a home in my preferred Niagara neighbourhood actually cost?
- Am I financially ready, or would waiting put me in a stronger position?
There is no prize for buying before you are ready — and there is no rule saying you need to rent forever either.
